Good Rental Visibility/Management: Good demand and visibility of rental earnings and their steady growth is yet another factor that attracts NRIs who would want very good returns on the investment. MNCs Bullish, Dominate Office Space Leasing

The US and EU MNCs are very bullish about ramping up their businesses in India after the NDA government took over in May.

The increase in demand of office space in July, August, and September 2014, against the same period in 2013, showed a growth rate of 58%, the latest report by Jones Lang LaSalle said.

“A net absorption of 9.3 million sq ft (93 lakh sq ft) of office space during the third quarter of 2014 is a good 1.58 times the quantum seen in the same period last year,“ Ramesh Nair, COO (Business & International Director) of JLL India, said.

This performance for a quarter's net absorption was bettered only once-in 2011. Market activity, measured in gross leasing volume (GLV), was also high at 10.62 million sq ft, clearly indicating that there are better days ahead for commercial realty, Nair said.

According to a thumb rule, for every 100 sq ft commercial space leased out, 13 new jobs are created. This means that fresh commercial space, under construction owing to demand, is likely to generate 10,000 jobs. This in turn would trigger demand for residential units for the middle-income group.

Nair said India's new government led by Narendra Modi has taken the right steps to infuse confidence and faith in the corporate world, which is now once again engaged in pursuing growth plans. According to the report, Bangalore and Delhi NCR led the revival, leasing almost 3 million sq ft and 2.5 million sq ft space, respectively. This is a big jump by 90% and 250%, respectively, over the same period last year.

Mumbai, Chennai, Pune, and Hyderabad maintained their quantum of leasing space with minor variation.

The actual vibrancy on ground is felt even more, since the GLV is higher than the net absorption by 15-20%.

The revival is strong, which is evident from the fact that demand mainly comes from European and American business houses. According to the report, India's `Grade A' office leasing market is dominated by US MNCs, which account for more than 45% of the leased space, while Europe-based MNCs account for 15% and Indian companies 30% of this pie.

New Corridor - FNG: Growth Engine for Realty

If things go according to plan, work on FNG Expressway from the Noida side is expected to be complete by 2015.

To provide fast connectivity and improve infrastructure for realty growth, the authorities have increased the pace of construction of the much-awaited FNG Expressway (Faridabad-Noida-Ghaziabad Expressway).
Keeping this in mind, realty players have launched several projects in the newly-developing areas like Sectors 117, 118, 121, 122, 137, 142, and 150 along the FNG corridor.

Delhi has six million vehicles with 1,200 more added daily.But road space is not increasing at the same pace and very soon Delhi's roads would become inadequate to handle the growing traffic volume, traffic experts warn.

The scene is equally bad on roads connecting Delhi with Gurgaon, Faridabad, Noida, and Ghaziabad. This is starkly evident on NH-8 (Delhi-Jaipur Highway), which was designed for a peak traffic volume of 1.6 lakh vehicles (by 2015).

With Ghaziabad, Noida, Greater Noida, Faridabad, and Gurgaon emerging as major real estate hubs, millions of people are now crisscrossing the NCR, end to end, on a daily basis.

There is huge movement of goods also in these regions. Keeping the projected requirements of movement of this huge volume of population and goods, development authorities of Faridabad, Noida, and Greater Noida took up the FNG Expressway project to ease the movement of traffic between these cities. FNG Expressway is nearly 56km long and of this, 19.9km falls in Noida-Greater Noida region and 8km in Ghaziabad, while the rest 28.1km falls in Faridabad regions, especially the Neharpar areas.

Delhi NCR housing prices remained steady till Sept

Prices of residential properties in many parts of NCR have not changed due to a situation of oversupply and low demand.

region remained stable during the July-September quarter and square foot prices remained unchanged when compared to the previous quarter, a report released by property website 99acres reveals.


“Analysis of price trends in the previous quarter reveals that the Delhi NCR real estate market is sluggish and investors are still cautious,” says Neeraj Sharma, senior vice president-sales, 99acres.com.

Interestingly, average rentals have decreased by about one percent in the last quarter. A comparison of the second quarter of this year with last year’s corresponding quarter reveals a 2% fall in prices per square foot. The rentals of three bedroom flats saw a 1% dip.

“Real estate supply in west Delhi saw a triple digit growth whereas saturated markets of south Delhi grew by 76% owing to the emergence of brand new localities,” the report added.

With respect to apartments, Vasundhara and Vaishali in Ghaziabad saw a capital value decline of 10% and 6%, respectively (quarter on quarter).

Residential apartments at Pitampura and Uttam Nagar in north-west Delhi and Greater Kailash and Saket in south Delhi have shown an upward movement. Greater Kailash II has been the frontrunner in capital value growth in this part of the city with 14% capital growth.

Sector Omicron 1 grew by 22% quarter-on-quarter due to rising occupancy levels. Many projects are approaching maturity and builders have started offering possessions, the report revealed.

Oversupply and decreased sales of residential properties in Noida Extension have resulted in static prices in the region. “No substantial price appreciation is expected here before the commencement of metro work in 2017,” the report suggested.

Gurgaon’s Sector 31, South City 1 and Sector 68 have emerged as the top gainers of the quarter. Sector 31’s closeness to Huda City Centre metro station and the proximity of Sector 68 to the Sohna-Gurgaon road worked wonders for these areas. Sectors-76, 77 and 87 in Faridabad too performed well due to their proximity to Delhi and the main bypass road.

Land prices in Sohna saw a 57% jump post announcement of the Sohna Master Plan-2031 last year.

There was good news for those invested in Neharpar areas in Faridabad, which witnessed a 70 % growth due to enhanced demand for apartments and builder floors.
